Masias in Catalonia: a passion for rural architecture

If you're interested in buying a masia in Catalonia, you’re in good hands. At Cottage Properties, we’re exclusively dedicated to the sale of masias in the region of Catalonia – covering Girona, Barcelona, Tarragona, and Lleida.

You can’t discuss country houses in Spain without mentioning the masía.

The Catalan masia is a unique style of traditional farmhouse, and is the most well-known kind of rural estate in both Catalonia and Spain as a whole. You can find country houses in other parts of the country. But the northeastern region is where most national and international buyers look to find this type of home.

At Cottage Properties, we specialise in the sale, purchase, and restoration of this special type of property.

Below, we’ll take you through the meaning of the word 'masia' and the lifestyle it offers.

The origin story of the masía

The word ‘masia’ comes from the Latin ‘mansum’ or ‘place of residence.’

It is directly inherited from the Roman agricultural villas that once covered Hispania Romana from 218 BC to 476 AD.

The word 'masía’ Spanish is a loanword from Catalan and is used to refer to traditional farmhouses in Catalonia. It is sometimes but less commonly used to refer to farmhouses in other parts of the former Kingdom of Aragon: Catalonia, the Valencian Community, the Balearic Islands and parts of southern France (Provence and Montpellier).

Outside of these regions you won't encounter masias.

Characteristics of a country house in Catalonia, Spain

The allure of the masia has endured through the ages.

At the turn of the 20th century Catalonia's estimated 20,000 masias were almost entirely abandoned due to rural depopulation and the phylloxera pest that devastated grapes harvests – winemaking was the economic cornerstone that helped masias to thrive.

Thankfully, in 21st century masias have become a property in high demand once again.

But what makes a masia a 'masia'?

Natural stone is, without a doubt, one of the most characteristic elements of a masia in Spain. It's present as building blocks and worked into arches or lintels over doors and windows.

The orientation and layout are other key aspects of masias.

Masias in Catalonia: unique quality of life

Beyond their architectural beauty, masias have other features that make them highly desirable for many families. Not only for local residents but for buyers from all over the world.

One of these features is the quality of life that a masia promises. They offer the opportunity to live in direct contact with nature. Due to their agricultural past, many country houses cover an area of between 20 and 300 hectares. They are in rural areas and usually have breathtaking views.

Living in a masia is also a direct link to the past.

Each building has a unique history and an identity that cannot be compared to a new-build home.
