Masia worth 1.1 million euros gets reservation contract signed in one week
Success story of a masia sales service for an owner in the Baix Empordà.
As soon as we published this masia in the historic centre of Vulpellac on our portfolio, valued at €1,100,000, interest was immediate. We listed it on a Friday in June 2025 and, the following Monday, a buyer had already contacted us wanting to view it.
In a consultation with our director, Àngels Sabater, we understood that the buyer had been searching for a masia in the Baix Empordà area for some time and had both the seriousness and the budget to close the deal. All that remained was the viewing.
That same week, on the Friday, the buyer signed the reservation contract to acquire the property – a village house of 319 m² built, with 5 bedrooms, 4 bathrooms, a garden and a swimming pool – without requesting any reduction on the asking price.

We sold in 3 months a country house that had been on the market for years
Success story of a masia sales service for an owner in Alt Empordà, Girona.
This 16th-century masia in Maçanet de Cabrenys had been on the market for three years without selling. Despite its views and its 10 hectares of land, its remote location and the extent of the renovation required made it a difficult sale.
The owner came to Cottage Properties and, three months later, it was sold. The buyer had missed out on a similar masia from our portfolio and contacted us to view other rural properties. This one was the right fit: two floors of 470 m² each, a covered area of 450 m² and several outbuildings set within a 10-hectare estate, with more than enough potential for a large-scale project.
There was one decisive factor: we are the only agency specialising in masias that also carries out their renovation. We were able to convey the vision for the property, manage the legal aspects, and close both the sale and the renovation project the buyer had in mind.

Àngels Sabater Anell is the director of Cottage Properties and a registered estate agent with AICAT (agent no. A12323). She joined the agency in 2016 and took over as director in 2021.

Co-founder and Principal Architect
Pedro Crosas Serrallonga is co-founder of Cottage Properties and principal architect of Cottage Architecture, the sister company specialising in the restoration of rural heritage properties. Pere founded his first estate agency for farmhouses and rural properties in the Empordà in 2003 (Perapriar S.L.), accumulating over 23 years of experience in the sector.

In Catalonia, all estate agencies are required to register with the Registre d'Agents Immobiliaris de Catalunya (AICAT), managed by the Agència de l'Habitatge de Catalunya. This registration guarantees that the agency meets the professional training, financial solvency and professional liability insurance requirements imposed by Catalan regulations. The company's registered name is Cottage Properties Antic Village S.L. (CIF B-55355036), a limited company registered in the BORME and headquartered at Josep Mª Ventós 16, Navata, Girona. The company was incorporated in 2019 as Masías y Fincas Agrarias FIAP S.L. and adopted its current name in 2021. Activity in the sector dates back to 2003, when Pedro Crosas founded Perapriar S.L. The restoration of rural heritage is managed through sister company Cottage Architecture. The service area covers the whole of Catalonia.
