Are you looking for the masías catalogue of a specific municipality in Catalonia?
On the website of Catalonia's Department of Territory, Housing and Ecological Transition you can consult an interactive map showing all the municipalities that have an officially recognised catàleg de masies i cases rurals. As of today, there are more than 400.
However... that map does not provide direct links to the municipal catalogues.
For this reason, we have reviewed each municipality in Catalonia individually and, below, we offer you direct links to the masías catalogue of 417 Catalan municipalities.

What will you find in a "catálogo de masías"?
Each masías catalogue contains two key elements:
An inventory of all the masías and rural houses located on non-urban land and recognised by the local council.
The urban planning regulations that govern possible rehabilitation or renovation works on each of those properties.
The masías catalogue may indicate whether the estate allows extensions, what materials must be used, which elements must be preserved, and what requirements must be met to obtain the relevant building permit.
Before the enforcement of the Catalonia Urban Planning Law 2/2002, masías and rural houses had no municipal urban protection, and their exact number was unknown.
In 2025, Cottage Properties reviewed the catalogues one by one and confirmed that there are 22,967 masías with official protection in Catalonia — the first official figure since the 19th century.

How to consult the regulations for a masía in the catalogue
Cottage Properties has an office in Navata, in the Alt Empordà region, where many masías are for sale. Currently, the Navata town hall does not have a published catalogue, but the neighbouring municipality of Figueres does.
Let’s see how to find a specific masía in the municipal catalogue of Figueres.
Step 1: Find the catalogue
In the list below, we link directly to the corresponding document in the Catalonia Urban Planning Registry (RPUC). There are two common ways that councils record their catàleg de masies:
Sometimes it is included within a Special Plan (Pla Especial, PE) that contains the catalogue directly.
In other cases, it forms part of the Municipal Urban Planning Plan (Pla d’Ordenació Urbanística Municipal, POUM) as a separate or annexed document.
In the case of Figueres, the catalogue is included within the POUM, so the link will take us directly to that set of documents.
Step 2: Locate the masía
In most cases, within the POUM or PE you will find a PDF file named “catalogue” or “inventory”. If it does not appear under that name, you can look for a document titled “unitary document”, where the catalogue is usually included as a chapter or annex.
In Figueres, we found a file called Catàleg específic de les construccions situades en sòl no urbanitzable susceptibles de reconstrucció o de rehabilitació.
Upon opening it, you access both contextual information and the legal basis of the catalogue, as well as urban planning regulations and a specific chapter called Fitxes de les masies i cases rurals incloses al catàleg.
This section lists 30 masías in the municipality of Figueres, including details such as:

Step 3: Consult the urban planning regulations
Almost all masías catalogues include two normative sections:
Protection criteria, which generally follow the guidelines of the 2002 Urban Planning Law
Specific regulations, adapted by each municipality
The general criteria usually include:
Visibility: New constructions must not obscure the masía.
Location: Both the building and the surrounding landscape elements must be preserved.
Organisation: Renovations must not substantially alter the character of the property.
Composition: Traditional materials must be preserved in walls and roofs.
Significance: The symbolic or traditional value of the building is protected.
Functionality: The ecological or environmental function of the estate should not be negatively affected.
In addition, there are specific urban planning rules which vary between municipalities. For example, in Figueres:
Works must not subdivide the property (except in exceptional cases).
The basic structure of the building must be maintained.
Renovations may not significantly alter the architectural typology and must use traditional materials and colours.
Extensions must not affect the architectural value, and any new construction may not exceed 20% of the remaining land, additionally requiring a technical report on environmental impact.
Moreover, in Figueres, each masía’s record indicates how many square metres of extension are permitted. But this is only one example. Regulations can differ significantly from one municipality to another.
