Rehabilitation Project of a Listed Masía in Regencós, Baix Empordà
We transformed an abandoned masía into a modern home for a family with three children.


Condition of the masía
The owners bought this masía from our portfolio of masías for sale.
From the outset, they understood that the masía was uninhabited and in a state of deterioration.
When we arranged a visit with our building surveyor – a free service for buyers with Cottage Properties – it was clear that the roof and the main walls had been preserved. But the masía was missing windows, sections of walls and finishes on every surface.
In addition, the low ceilings meant you had to duck.
The rehabilitation project we proposed had to be comprehensive while conserving original elements, since the masía was included in the catalogue of listed masías of Regencós.
Challenges in the Rehabilitation Project
The state of the structure was the most notable complication during the initial stages of the rehabilitation.
For example, the basic project proposed saving a stone column inside the barn that was part of the original buildings. But when work began, we realised it was too deteriorated.
Later, almost all of the ground floor ceiling was whitewashed.
We had to chip away the lime to recover the stone and preserve the Catalan vaulted ceiling, as required in the municipality’s catalogue of masías.
During the rehabilitation we also had to install new wooden beams and windows. And throughout this whole process we reinforced walls, retouched lintels and installed electrical and plumbing systems.
In the end, we completed the works in 15 months from the first visit to the masía.
A project of this scale normally takes up to two and a half years, so we cannot always promise such a fast turnaround to new clients.
Main Details
Among the main details were:
Lowered floor. To increase the height of the ground floor, the Cottage Properties team lowered the floor.
Recovered Catalan vault. Preserving the Catalan vaulted ceiling on the ground floor was an obligation in order to obtain the building licence. At the same time, its integration gave a unique touch when combined with the modern finishes of the rehabilitation.
Motorbikes. The owner was passionate about motorcycles, so we installed decorative elements related to motorbikes inside the house.
New beams. We installed new beams sourced from Montseny, always trying to use local products.
Gardens. As part of the rehabilitation, we installed a swimming pool and planted a new olive grove.
