How much does it cost to renovate a luxury country house?
The cost of renovating a country house can vary enormously.
In Catalonia, properties range widely in size and age: some estates are very large (over 1,000 m²) and others date back to the 14th century, which typically increases both complexity and budget.
So it depends on factors such as:
The building’s current condition
The location
Access to utilities
Local planning regulations (for example, which materials you’re allowed to use)
Your renovation plans
Renovating a traditional masía is not comparable to refurbishing a modern home or a city flat. You’re working with natural stone, timber beams, thick walls and historic structures that require specialist techniques.
With luxury country houses, there are also common factors that influence both budget and approach:
Property size: on large country houses (for example, 1,000 m²+), the “invisible” costs (roofing, structure, services, drainage) increase, even if you only plan to renovate part of the property at first.
Age and heritage value: in very old country houses (including medieval origins), it’s more common to find elements requiring careful intervention (walls, arches, old floors/structures), and finishes are often guided by conservation criteria.
Damp in stone walls (rising damp, localised leaks, external drainage), especially on closed or poorly ventilated ground floors.
Old roofs that may need anything from local repairs to a full refurbishment (tiles, waterproofing, insulation and structural elements).
Insufficient ventilation, which worsens condensation, mould and internal deterioration if not addressed from the outset.
Treatment and reinforcement of timber beams, due to accumulated moisture, deformation over time and possible woodworm, plus structural checks on older floor structures.
