Pere Crosas
Co-director Pere Crosas has over 30 years of experience as a specialist in the restoration of rural properties.
His work spans some of Catalonia's most celebrated heritage buildings, including the Celler Can Roca in Girona, the rehabilitation of Mas Mató in Regencós and the Mas dels Arbres masia in the Cap de Creus national park in Cadaqués.

Spanish national daily El Confidencial featured the medieval castle of Camós, one of the most singular properties currently for sale with Cottage Properties. With nearly 1,300 square metres of built space and a heritage dating back to the 11th century, the former summer residence of a marquesa was presented as a rare opportunity for investors seeking a high-value residential, hotel or tourism project.
The Olive Press – April 2026
Àngels Sabater was interviewed by The Olive Press on Catalonia's housing market hitting record highs beyond the 2007 peak – and whether a crash is on the way. Àngels explained how tightened rental regulations in Barcelona and across Spain have driven Catalan and Spanish buyers to invest in rural properties in record numbers, fuelling a resurgence in the masia market.

The Olive Press property supplement featured a selection of rural gems for sale with Cottage Properties, under the headline "Bed and Brilliant!". Properties highlighted included Mas Salvi – one of the Costa Brava's most celebrated rural hotels, named by The Times as one of the 14 best in the region – Mas Cabellut, voted the best wedding vineyard in Spain, and the Castell de Foixà, which impressed for its historic character, vaulted halls, chapel, library and panoramic views from its defensive tower.
Real Estate Abroad – November 2025
International property portal Real Estate Abroad cited Cottage Properties' research in an analysis of Spain's housing market surge, noting a 9.6% rise in prices in 2025. The report highlighted Cottage Properties' findings on the role of lower mortgage rates and strong international buyer demand as key contributing factors to the shortage.
TV3 Telenotícies Comarques – October 2025
Catalan public broadcaster TV3's regional news programme Telenotícies Comarques aired a feature on the growing trend of European buyers purchasing ruined masias to restore them as homes or rural businesses. Co-director Àngels Sabater was interviewed during a visit to a listed masia in Regencós being rehabilitated by Cottage Properties. The feature also followed a Belgian-Czech couple who purchased the Can Morgat masia in Porqueres – a sale also handled by Cottage Properties.
Canal Decasa: Ruina a Palacio – May 2025
National television channel Canal Decasa aired an episode of the documentary series Ruina a Palacio following the restoration of an abandoned masia in the Cap de Creus Natural Park in Cadaqués. Produced by award-winning production company Story Producciones, the episode featured Àngels Sabater, who narrated the rehabilitation process of this remarkable property in the Alt Empordà alongside Donald Reid, the Scottish writer and current owner of Mas dels Arbres.
Canal Decasa: House & Style – 2025
In episode 48 of House & Style, presenter Esteban Mercer visited the Baix Empordà region of Catalonia with Àngels Sabater, described in the programme as one of the world's leading experts in masia restoration. The episode opened at her family masia, where a 16th-century Gothic window above the entrance – still original – set the tone for an exploration of the architectural heritage that defines these remarkable properties.
Cocampo – 2025
Àngels Sabater was quoted by Spanish rural property portal Cocampo on the rules governing masia rehabilitation in Catalonia. Àngels explained that a ruin must already exist on the land before any rehabilitation can take place, and that the masia must be registered in the municipal catalogue before a works licence can be applied for — with the external stone structure required to preserve the original character of the building throughout.
The Olive Press – December 2024
Àngels Sabater wrote a guest column for The Olive Press warning international buyers about the three most common mistakes when purchasing a rural property in Catalonia. The piece drew on a direct experience: Cottage Properties removed a masia from their portfolio after warning the buyer of serious issues with the property – but the buyer proceeded through another agency and subsequently received a stop-work and demolition order from the local council, as the masia was not listed in the municipal catalogue and therefore ineligible for a rehabilitation permit.
Asociación de Estudios Geobiológicos (GEA), Issue 91 – Winter 2015
Co-director Pere Crosas contributed to an article published in issue 91 of the journal of the Asociación de Estudios Geobiológicos, focusing on the construction of the dome at the Celler de Can Roca in Girona. Pere was brought in for his expertise in the rehabilitation of masias and heritage buildings – a collaboration that reflects the level of technical specialisation that sets Cottage Properties apart in this market.

We reviewed the urban planning records of 417 Catalan municipalities one by one to produce the first count of masias since the population census of 1860. The result: at least 22,967 buildings registered as masias in Catalonia's municipal catalogues.
